Please read these terms carefully before booking our end of tenancy cleaning services. They outline our commitments to you and what we need from you to deliver an exceptional clean.
1 Definitions
In these Terms and Conditions, the following definitions apply:
- “Mint Handover,” “we,” “us,” “our” refers to Mint Handover Ltd, registered at 60 Fountain St, Manchester M2 2BQ.
- “Customer,” “you,” “your” refers to the individual or entity booking our cleaning services.
- “End of Tenancy Cleaning” refers to our comprehensive move-out cleaning service designed to meet landlord and letting agent inspection standards.
- “Property” refers to the residential premises to be cleaned as specified in your booking.
- “Services” refers to all cleaning services provided by Mint Handover.
- “Inspection” refers to the final check-out assessment conducted by the landlord, letting agent, or inventory clerk.
2 Booking and Payment
2.1 Booking Confirmation
A booking is confirmed once you receive written confirmation via email or SMS from Mint Handover. By confirming a booking, you agree to these Terms and Conditions in full.
2.2 Quotations
All quotations are based on the information provided by you regarding the property size, condition, and any specific requirements. Quotations are valid for 14 days from the date of issue. We reserve the right to adjust the final price if the property condition differs significantly from what was described.
2.3 Payment Terms
- Payment is due upon completion of the cleaning service unless otherwise agreed in writing.
- We accept payment via bank transfer, credit/debit card, or cash.
- For bookings over £500, a 25% deposit may be required to secure your slot.
- Late payments may incur an administrative fee of £25 plus interest at 4% above the Bank of England base rate.

Prices excluding VAT where applicable. Additional services such as carpet cleaning, window cleaning, and specialist treatments are charged separately.
3 48-Hour Re-Clean Guarantee
Our Promise
48-Hour Re-Clean Guarantee
If your landlord, letting agent, or inventory clerk identifies cleaning issues during the final inspection, we will return within 48 hours to rectify any problems at no additional cost, subject to the following conditions:
- The re-clean request must be made within 72 hours of the original clean
- Issues must relate to areas included in the original service
- The property must not have been occupied or used since our clean
- You must provide written documentation of the specific issues identified
- Access to the property must be provided within the 48-hour window
3.1 Guarantee Limitations
Our 48-Hour Re-Clean Guarantee does not cover:
- Pre-existing damage, stains, or wear that cannot be removed through cleaning
- Areas or items excluded from the original booking
- Issues caused by the customer or third parties after our clean
- Requests made more than 72 hours after the original service
- Properties that have been occupied or had items moved back in after our clean
- Subjective preferences rather than genuine cleaning deficiencies
3.2 Claiming Under the Guarantee
To claim under our 48-Hour Re-Clean Guarantee:

- Provide the inspection report or written feedback identifying specific issues
- Allow us access to the property within 48 hours of your claim
- Ensure the property remains unoccupied until our re-clean is complete

4 Service Scope
4.1 Standard End of Tenancy Cleaning Includes
Our standard end of tenancy cleaning service covers:
Kitchen: Full oven clean (interior, racks, door glass inside and out), extractor fan and filter degreasing, fridge/freezer defrost and sanitisation, all cupboards inside and out including tops, splashback descaling and polishing, bin cleaning, sink and tap descaling, worktop sanitisation, and appliance exterior cleaning.
Bathrooms: Full limescale removal from all surfaces, grout cleaning and mould treatment, toilet descaling and sanitisation, shower screen restoration, bath and basin deep clean, extractor fan cleaning, and streak-free mirror finish.
Living Areas and Bedrooms: Skirting boards and door frames wiped, light switches and sockets cleaned, radiators dusted including behind, internal windows cleaned, carpets vacuumed or hard floors mopped, and cobwebs removed from all corners.
4.2 Services Not Included
The following are not included in standard end of tenancy cleaning unless specifically booked as extras:
- Carpet steam cleaning or professional stain removal
- External window cleaning
- Curtain or blind cleaning
- Wall washing or mark removal
- Garden or outdoor area cleaning
- Garage cleaning
- Loft or cellar cleaning
- Mattress sanitisation
- Upholstery cleaning
- Jet washing of patios or driveways
4.3 Optional Extras
Additional services can be added to your booking at the following starting prices:
- Carpet steam cleaning: from £35 per room
- Window cleaning (external): from £25
- Curtain/blind cleaning: from £15 per item
- Deep oven or double fridge clean: from £28
- Mattress sanitisation: from £25
- Wall washing: quoted per room based on condition
5 Property Access and Requirements
5.1 Access Requirements
You must ensure that:
- The property is completely vacant of all personal belongings and furniture (unless we are cleaning around items by prior agreement)
- All utilities (water, electricity) are connected and functioning
- Access is provided at the agreed time, either in person, via key collection, or through a lockbox/keysafe
- Any security codes, alarm systems, or access procedures are communicated in advance
Important Notice
If we cannot access the property at the agreed time due to reasons within your control, a call-out fee of £50 will apply, and the booking will need to be rescheduled. If utilities are not connected, we may be unable to complete the clean and full payment may still be required.
5.2 Property Condition
Our end of tenancy cleaning service is designed for properties in a standard lived-in condition. Properties with excessive build-up, hoarding situations, pest infestations, or significant damage may require additional time and cost. We will notify you immediately if we assess the property to be outside normal parameters and discuss options before proceeding.
5.3 Presence During Cleaning
You do not need to be present during the clean. However, we recommend being available by phone in case any questions arise. If you choose to be present, please allow our team to work without interruption for the best results.
6 Cancellation and Rescheduling
6.1 Cancellation by Customer
- More than 48 hours notice: Full refund of any deposit paid, no cancellation fee
- 24-48 hours notice: 50% of the quoted price will be charged
- Less than 24 hours notice: 100% of the quoted price will be charged
- No-show without notice: 100% of the quoted price will be charged plus a £50 call-out fee
6.2 Rescheduling
Rescheduling requests made more than 24 hours before your appointment can be accommodated free of charge, subject to availability. Requests made within 24 hours may incur an administrative fee of £25.
6.3 Cancellation by Mint Handover
In rare circumstances, we may need to cancel or reschedule your booking due to staff illness, severe weather, or other unforeseen events. In such cases, we will:
- Notify you as soon as possible
- Offer an alternative date and time
- Provide a full refund if no suitable alternative can be arranged
- Never charge cancellation fees for bookings we cancel
7 Liability and Insurance
7.1 Our Insurance Coverage
Mint Handover maintains comprehensive insurance coverage including:
- £1,000,000 Public Liability Insurance
- Employer’s Liability Insurance
- Professional Indemnity Insurance
DBS Checked Team
All Mint Handover staff are DBS (Disclosure and Barring Service) checked and directly employed by us. We never use subcontractors, ensuring consistent quality and accountability.
7.2 Damage and Breakages
While we take the utmost care, accidents can occasionally happen. If any damage occurs during our service:
- Please report any damage within 24 hours of the clean
- Provide photographic evidence where possible
- We will assess all claims fairly and promptly
- Valid claims will be processed through our insurance
7.3 Limitations of Liability
Mint Handover shall not be liable for:
- Pre-existing damage, wear, or deterioration
- Damage to items not disclosed before cleaning (e.g., loose fixtures, fragile items)
- Colour fading or damage caused by the use of appropriate cleaning products on surfaces already weakened by age or previous improper care
- Consequential losses including but not limited to loss of rental income or deposit disputes not directly caused by our negligence
- Items left in the property that were not disclosed
- Any damage occurring after we have left the property
7.4 Maximum Liability
Our maximum liability for any claim shall not exceed the total amount paid for the service in question, except in cases of proven gross negligence or wilful misconduct.
8 Complaints Procedure
8.1 How to Complain
We take all complaints seriously and aim to resolve issues quickly and fairly. To make a complaint:
- Contact us within 72 hours of your service
- Provide your booking reference and details of the issue
- Include any supporting evidence (photos, inspection reports)
8.2 Our Response
- We will acknowledge your complaint within 24 hours
- A full investigation will be completed within 5 working days
- We will propose a resolution, which may include a re-clean, partial refund, or other appropriate remedy
- If you remain unsatisfied, you may escalate to our management team

9 Data Protection
9.1 Information We Collect
To provide our services, we collect and process:
- Contact details (name, phone number, email address)
- Property address and access information
- Payment information
- Before and after photographs of the property
- Communication records
9.2 How We Use Your Information
Your information is used to:
- Provide and improve our cleaning services
- Process payments and manage bookings
- Communicate with you about your service
- Provide evidence in case of disputes
- Comply with legal obligations
9.3 Data Retention
We retain your personal data for 6 years after your last booking to comply with legal requirements and to assist with any potential disputes. Photographs are retained for 12 months unless required for an ongoing dispute.

10 General Terms
10.1 Entire Agreement
These Terms and Conditions, together with your booking confirmation, constitute the entire agreement between you and Mint Handover. Any variations must be agreed in writing.
10.2 Severability
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
10.3 Governing Law
These Terms and Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
10.4 Changes to Terms
We may update these Terms and Conditions from time to time. The version in effect at the time of your booking will apply to your service. We encourage you to review these terms before each booking.
10.5 Force Majeure
Mint Handover shall not be liable for any failure or delay in performing our obligations due to circumstances beyond our reasonable control, including but not limited to severe weather, natural disasters, pandemics, or government restrictions.
10.6 Assignment
You may not assign or transfer your booking to another party without our prior written consent. We may assign our rights and obligations under these terms to a third party with notice to you.
